GTC, a leading investor and manager of commercial real estate in Central and Eastern Europe, continued the active leasing of its retail portfolio in Poland in 2025. During the year, the company signed new or extended lease agreements covering a total of 31,800 sqm in its two shopping centres in Warsaw and Częstochowa. The majority of transactions comprised lease renewals and expansions by existing tenants, confirming the attractiveness of the properties.

Both of GTC’s shopping centres in Poland maintain a very high occupancy level and remain almost fully leased. Among the largest transactions of the past year were agreements with key fashion brands and popular retail chains. At Galeria Jurajska in Częstochowa Reserved retained a unit of over 2,800 sqm, and Jysk extended its lease for more than 1,000 sqm. At Galeria Północna in Warsaw’s Białołęka district, key renewals included new agreements with Sinsay (2,700 sqm), Martes Sport (nearly 1,200 sqm), enel-med (over 1,100 sqm), and Media Expert (1,000 sqm). The centre also welcomed new brands MR.DIY and Action, both opening stores of around 1,000 sqm. Other transactions across both centres involved several dozen tenants from the fashion, services, health and beauty, home furnishings, and family and leisure segments.

“Leasing or extending nearly 32,000 sqm is a strong summary of the past year and a clear confirmation of the effectiveness of our strategy. The high share of renewals and expansions is a true measure of the quality of GTC’s shopping centres – tenants make their decisions based on hard results and the potential of each location. For years, we have consistently built long-term relationships, ensured a balanced tenant mix, and actively managed our properties. We are pleased to see this translate into high occupancy levels of Galeria Północna and Galeria Jurajska,” says Julita Kubalska, Head of Retail Leasing and Shopping Centre Management.

In 2025, both centres also delivered an intensive programme of social, educational, and cultural initiatives. Galeria Północna implemented a total of 75 such projects, while Galeria Jurajska delivered 66. Key activities included initiatives supporting health and wellbeing – at Galeria Północna, these ranged from “Women’s Thursdays” and a monthly blood donation bus to free preventive health checks and consultations, as well as Tai Chi classes for seniors. At Galeria Jurajska, highlights included the launch of the “Safe Space” psychological support point for young people, health-focused projects such as “The Town of Health and Culture” and “I Look to the Future. I Get Tested!”, along with numerous educational and environmental initiatives, including “Eco Mission” and the “Jurajska Garage Sale” series.

Galeria Północna offers a total of 64,500 sqm of retail and service space. Galeria Jurajska is the largest shopping centre in the northern part of the Silesian Voivodeship, with nearly 49,000 sqm of leasable area.
