GTC begins construction of Class A office building in the Mokotów district of Warsaw.
Building with 15,200 sq m net space to be completed in early 2008.
Globe Trade Centre S.A. (GTC S.A.) is beginning construction of another office building in a prestigious location in the Mokotów district of Warsaw, near Galeria Mokotów shopping mall, next to the Topaz building. NEFRYT will offer tenants 15,200 sq m of comfortable Class A office space. The building is planned to be ready for occupancy in the first quarter of 2008.
The new office building will stand at the intersection of the streets Domaniewska and Rodziny Hiszpańskich (Galeria Mokotów access road), directly adjacent to the Topaz building and the headquarters of the Allianz group.
In its form and technical solutions, the seven-storey NEFRYT building will allude to the neighboring Topaz building; both architectural designs were developed by the studio JEMS Architekci. Similar technologies will be employed, including suspended technical floor, pivoting wood panels in the façade of the building, and winter gardens planted with exotic evergreens. The subtle, symmetrical architecture will enrich and bring order to the skyline of office buildings near Galeria Mokotów. In a contemporary way, it combines glass and steel with wooden elements. The office space has been designed to allow tenants to have an efficient layout together with the most comfortable working conditions. The glass distributed across the façade of the building will provide the optimal amount of natural light.
Following the success of the Topaz building, which has attracted such prominent companies as Roche, Cisco Systems, Honeywell and Motorola, we believe that NEFRYT will be equally popular with potential tenants, ” said Mariusz Kozłowski, GTC Investor Relations Manager and Management Board Member. “A clear advantage of our development, in addition to the contemporary architecture and high technical standard of the building, is its location – adjacent to the extensive commercial and service facilities provided by Galeria Mokotów shopping centre, with convenient commuting by car or public transit. The intersection of Domaniewska and Rodziny Hiszpańskich streets is a very prestigious and prominent place for a company to establish its headquarters.”
For the tenants of the building, an underground garage will provide parking for 250 cars.
The general contractor for the construction is Strabag Sp. z o.o., a subsidiary of the Austrian construction firm Bauholding Strabag.
Letting will be handled by the prominent international real estate agencies CB Richard Ellis and Cushman & Wakefield.
The total cost of the investment is estimated at EUR 30 million. It will be financed chiefly through a credit facility from Eurohypo Bank, and in a lesser portion from GTC’s own capital.
The NEFRYT building is planned to be ready for occupancy in the first quarter of 2008.
