Globe Trade Centre S.A. (GTC) will construct the FRANCUSKA Office Center – a modern office complex in Katowice city centre. The first part of the investment is scheduled for completion in Q3 2009.

The FRANCUSKA Office Center will be built on a 7.2 ha plot in Katowice city centre at 34 Francuska Street close to the new seat of the Regional Court and other public institutions.

The complex will consist of two six storey A-class buildings with a total NRA of more than 21,500 sq m. Both buildings (A – 11,000 sq m and B – 10,500 sq m) will be fitted with air conditioning, modern telecommunication systems, high ceilings and swing windows. The office blocks will also be provided with a professional security system and an underground car park with room for 400 cars.

An important advantage of the FRANCUSKA Office Center will be the close proximity of public transport and good transport links provided by the A4 highway and national road no. 86 Warsaw – Bielsko-Biała. The International Airport in Pyrzowice is situated about 25 minutes away from the future complex.

A typical floor of the A building will have an area of 1,740 sq m while in the B building there will be about 1,600 sq m. The flexible design of the interior of each floor will allow one or more tenants to arrange the available office space according to their needs-either as open plan or in the form of separate rooms.

The architectural concept of the FRANCUSKA Office Center was prepared by the APA Wojciechowski studio. Both buildings are based on a rectangular plan with some folds. The glass frontage will be completed with clear stone paneling and high quality decoration ensuring not only an attractive image for the centre, but also plenty of daylight.

The construction will start in Q2 this year immediately after all the necessary permits have been received. The first building of the complex is scheduled for completion in Q3 2009.

The international real estate agencies – Cushman & Wakefield and Knight Frank – are in charge of the leasing process.

In its portfolio of investments, both completed or under construction, GTC possesses many important office buildings in Poland and other countries in the region- Nefryt, Platinium Business Park and Okęcie Business Park in Warsaw, the Globis office building in Wrocław, the office complex in Cracow in Armii Krajowej Avenue and many others. GTC was also the creator of Mokotów Business Park – the first modern office park in Warsaw. The capital of Upper Silesia is one of seven Polish cities where GTC undertakes its investments. The company started its activity in Katowice in 2006 after having completed the purchase of a plot of land where Moderna Apartments (GTC’s residential investment) will be built.
