Effective waste management is now an essential element of an ESG strategy – for both property owners and tenants. In response to these needs, GTC, a leading investor and commercial real estate manager, is implementing the innovative WasteTracker system in office buildings in Poznań, Cracow, Katowice, Łódź, and Wrocław. The goal is not only to precisely monitor waste streams, but also to increase environmental awareness among office workers and actively support tenants in achieving sustainable development goals.
WasteTracker is a smart waste monitoring & management platform that consists of a weighing terminal and an analytical web application. WasteTracker collects data on the type and amount of waste generated in buildings per tenant. An intuitive dashboard enables data analysis and visualization of the carbon footprint by fraction.
The system implementation will cover a total of nearly 135,000 sqm. of office space in 12 buildings in: Poznań (Pixel and Globis), Cracow (Korona Office Complex), Katowice (Francuska Office Centre), Łódź (Sterlinga Business Center and University Business Park), and Wrocław (Globis). The high quality of these developments has been confirmed by BREEAM In-Use "Excellent" certifications, and the use of certified green energy from renewable sources. Additionally, the buildings incorporate numerous energy-saving solutions that reduce the environmental impact.
– "By introducing innovative technologies to GTC investments, we are strengthening our position among environmentally responsible commercial real estate owners and managers. The implementation of WasteTracker in Poland is a model example of supporting a circular economy in office buildings. This new tool allows us and our tenants not only to better understand the scale of waste production, but also to implement specific actions to reduce it. It is an investment in transparency, accountability, and modern property management," says Michał Wilczyński, Asset Manager at GTC Poland.
In addition to providing data reporting, WasteTracker supports best practices in waste reduction, reuse, and sorting. It paves the way for a transformation towards Zero Waste. The solution complies with the GHG protocol, SmartScore, BREEAM, LEED, WELL, and GRESB guidelines.
– “For too long, waste has been the forgotten and unmeasured utility in buildings. The old ‘out of sight, out of mind’ approach no longer applies. Our industry must confront the waste challenge with clear data, measuring both the success and failure of initiatives to reduce volumes, improve segregation rates, and ensure responsible treatment – from diversion away from landfills to more sustainable recovery. The EU’s Waste Directive raises the bar, requiring a 65% segregation rate by 2035 – a significant leap from Poland’s current level of around 45%. Achieving this is only possible with accurate measurement and consistent action. WasteTracker was created to make these changes attainable, and together with GTC, we are now putting this vision into practice at scale,” – comments Renata Hartle, CEO & Co-Founder at WasteTracker.
GTC Group has 30 years of experience and strong credentials in sustainable development. In 2024, the company reduced its CO2 emissions by approx. one-fifth y-o-y, and 93% of its office and retail buildings are LEED-, BREEAM-, or DGNB-certified.
