We have signed a lease agreement for 23,000 sqm of space with the City of Łódź. Its new main headquarters will be located at the University Business Park complex on Wólczańska Street. The relocation will enable key units of the Łódź municipal administration to be consolidated in a single location, improving operational efficiency and making services more accessible to residents.
Public institutions are increasingly relocating to modern office buildings due to the quality of the space, flexible fit-out options and solutions that support efficient management of operating costs. Newer buildings offer, among other things, flexible floorplates that can be arranged to accommodate contemporary working models, as well as spaces designed to provide more convenient services for residents. Another advantage is that such buildings are designed in line with current legal requirements, including those related to energy performance and accessibility for people of different ages and with special needs.
University Business Park is located at 178–180 Wólczańska Street, close to Łódź University of Technology and stops served by numerous bus and tram lines. The City of Łódź Office will begin operating from University Business Park at the turn of 2027 and 2028. The vast majority of the 34 municipal offices, departments and branches being relocated will be based in Building A. The Registry Office, together with its wedding ceremony hall, will be located in Building B, where the existing business tenants will continue to operate as before. The City Hall will also have access to the necessary storage space within the complex. In total, approximately 1,500 municipal employees will work at University Business Park.
“The City Hall should first and foremost be convenient for residents. Today, some matters require visits to several different addresses. Following the relocation, residents will be able to apply for an ID card, register a vehicle, deal with driving licence matters or handle issues related to running a business within a single complex. This will mean less time spent looking for the right building and less travelling across Łódź,” says Wojciech Rosicki, City Secretary.

University Business Park holds a BREEAM In-Use environmental certificate at the Excellent level, as well as an “Obiekt bez Barier” (“Barrier-Free Facility”) certificate confirming its accessibility for different groups of users, including people with disabilities. Like all GTC buildings in Poland, University Business Park is partially powered by energy from renewable sources. The property also uses an intelligent platform for measuring and managing waste generated by tenants.
On GTC’s side, the transaction with the City of Łódź and the comprehensive preparation of the space for the tenant are being handled by an experienced, interdisciplinary team of experts: Deputy Leasing Directors Maciej Ozdoba and Michał Kubicz, Marek Frączek, Technical Director, and Piotr Brudzyński, Project Manager. Their collaboration brings together the business, technical and project perspectives, ensuring high-quality execution and a smooth process from the transaction stage through to the handover of the completed space.
