Record lease in Łódź and stable leasing performance across GTC’s commercial portfolio after three quarters

We maintained leasing volumes at the same high level as in the corresponding period last year and closed Q3 2026 with nearly 42,000 sqm of commercial space leased. This brought the Group’s total leasing volume for the first nine months of the year to 111,000 sqm of office and retail space. The quarter’s key highlight was the record-breaking lease agreement with the City of Łódź Office at University Business Park. GTC also continues to successfully strengthen its relationships with leading retail brands across its shopping centres in CEE.

In Q3 alone, GTC leased nearly 31,000 sqm of office space and almost 11,000 sqm of retail space. Of this total, 23,000 sqm was leased by the City of Łódź Office for its new headquarters at University Business Park. This marks the largest office leasing transaction in GTC’s history in Poland, one of the largest deals on the Polish market in 2026, and the biggest office transaction in Łódź in many years.

Other major office transactions concluded by GTC this year include lease renewals by leading financial institutions at GTC Metro in Budapest and Advance Business Centre in Sofia, covering approximately 22,000 sqm of office space in total. In Poland, GTC also extended its cooperation with The Shire, a serviced office operator that renewed its lease at Korona Office Complex in Kraków, and ERLI at the Pixel office building in Poznań.

“The record-breaking lease in Łódź is an important achievement for our team and a strong example of the potential offered by existing, well-managed office buildings. With limited new supply coming to the market, the ability of buildings to flexibly accommodate the needs of large organisations is becoming increasingly important. Maintaining high tenant retention and developing long-term relationships with companies that have chosen our offices for many years remain among our key priorities. Lease renewals across different markets in the region confirm the effectiveness of this approach,” says Ziv Gigi, Executive Director CEE – Office Portfolio at GTC.

In the retail segment, some of GTC’s largest transactions signed since the beginning of the year include lease renewals with Carrefour at Galeria Północna in Warsaw (nearly 7,800 sqm) and brands belonging to the LPP Group at Ada Mall in Belgrade (almost 5,300 sqm).

At Ada Mall, H&M and CCC extended their leases, while HalfPrice renewed its presence at Galeria Jurajska in Częstochowa. GTC also continued its long-standing cooperation with key entertainment and fashion brands, including Cinema City at Mall of Sofia, as well as CARRY and New Yorker at Galeria Północna.

“The success of shopping centres depends on continuously adapting their offering to changing customer expectations and brands’ growth strategies. This is why we are particularly pleased that major retail chains continue to choose to remain in our portfolio. Lease renewals with Carrefour, LPP, H&M and Cinema City confirm that our centres remain important business locations for these brands. At the same time, we are constantly working to enhance our retail offering and introduce new concepts that increase the attractiveness of our properties and strengthen their positions in local markets,” says Danny Bercovich, responsible for overseeing GTC Group’s retail portfolio.

GTC currently manages a portfolio of 42 buildings offering a total of over 720,000 sqm of leasable space in major cities across Poland, as well as in Budapest, Bucharest, Belgrade and Sofia.
